A new multifamily housing development is on its way to a vacant site near the Uptown Marion business district.
At its meeting Dec. 5, the Marion City Council approved a series of resolutions related to the project, including a rezoning measure and a final site development plan.
The property, at 801 10th St., is currently the site of a 35-space private parking lot used by businesses in the area, including the Giving Tree Theater and Hills Bank. The lot replaced a former church that most recently housed the Sanctuary Antique Antique Center before that building was demolished in 2005.
The four-story development, which will be named Hoth Flats, will include 24 residential units with 13 underground and 11 surface parking spaces. The project will include 18 one-bedroom units and six two-bedroom units.
The project has also been awarded funding from the State of Iowa’s Community Development Block Grant – Derecho Recovery (CDBG-DR) program, which is generally intended to assist communities in recovering from the loss of affordable housing as a result of damage from the August 2020 derecho.
According to council documents, the project will help Marion’s current housing needs as identified in the city’s 2022 Housing Needs Analysis, as well as providing critical support for the Uptown Marion commercial district.
The project is being developed by Hoth Properties LLC, a Marion-based property management firm.
The council also approved a Tax Increment Financing (TIF) development agreement with East Town Crossing for construction of a new Freddy’s Frozen Custard and Steakburgers restaurant at 6001 Carlson Way, in the burgeoning East Town Crossing development. This will be the third Freddy’s location in the Cedar Rapids metro area, joining Cedar Rapids locations at 2745 Blairs Ferry Road NE and 2460 Edgewood Road SW.
