A plan to rezone approximately 48.6 acres of the ACT campus in Iowa City can finally move forward.
On Tuesday, the Iowa City Council approved a motion to waive the second and third readings typically required before final passage of an ordinance, effectively approving a proposal to rezone a portion of the ACT campus from Office Research Park and Interim Development Research Park zones to a Mixed-Use designation.
The property, located north of Scott Boulevard and east of Dodge Street,
is the focus of a real estate deal between ACT, Inc. – now known as IntermediaryEd – and Iceberg Development Group.
The developer
plans to repurpose some of the existing buildings on the ACT campus for senior housing, leaving a portion of them available for ACT office space, and is exploring the possibility of constructing additional residences on the site. Successfully rezoning the property was a stipulation for the real estate transaction to close between the two parties, a representative of the developer told the CBJ.
Iceberg Development requested the consolidation of the second and third readings in order to expedite the process, according to council documents.
“Given the unanimous approval by P&Z and Council with no public comment received at last night’s meeting, on behalf of my client we’d like to request that the City collapse the second and third meetings for the ACT Rezoning REZ24-09,” read a Jan. 8 correspondence from Shive-Hattery, an architecture and engineering consulting firm working with Iceberg.
The motion to waive a second consideration and to pass and adopt the ordinance passed 5-0, with council member Megan Alter recusing herself.
