Iowa housing market strengthens in June as listings, sales climb

    Iowa’s housing market posted solid gains in June, with rising inventory and a jump in closed sales pointing to a robust summer selling season for both buyers and sellers, according to data released by Iowa REALTORS.

    Erik Melloy, the organization’s 2026 president, said the month reflected a healthy balance between supply and demand. More homes have become available to buyers even as demand has stayed strong, he noted, pointing to a sharp rise in closed sales as evidence. That combination, he said, is opening up opportunities across the state for both sides of the market.

    New listings held largely steady in June, with 4,830 homes entering the market — a 10.5% increase from the 4,373 new listings recorded in June 2025, though essentially flat compared to May’s 4,867 new listings, a 0.8% dip.

    Active inventory saw more significant growth, rising to 9,088 properties statewide. That’s an 8.4% increase over the 8,382 properties on the market in June 2025, and a 7.3% jump from May’s 8,466 listings.

    Closed sales told the clearest story of a brisk early summer market. Iowa recorded 4,212 closed sales in June, up 10.9% from 3,799 a year earlier and up 13.2% from May’s 3,729 closed sales.

    Pending sales moved more modestly, totaling 3,431 in June — a 1% increase year-over-year from 3,398, though down 11% from the 3,853 pending sales recorded in May.

    The median sales price reached $265,000, marking a 6% increase from June 2025’s median of $250,000 and a 5.8% rise from May’s $250,500.

    Homes also continued to move quickly. Days on market fell to a median of 14, down from 15 days a year ago, though up slightly from 12 days in May.

    Les Sulgrove, the organization’s statewide housing analyst, called the growth in inventory an important trend to watch. He noted that even with more homes available, properties are still selling quickly, calling the market stable and competitive heading into the rest of the summer selling season.

    Condos and townhomes

    The condo and townhouse segment also showed steady activity in June. New listings totaled 674, up 8.7% from 620 a year earlier and essentially unchanged from May’s 675 listings, a 0.1% decrease.

    Active inventory in this segment rose to 1,913 properties, a 1.8% increase from 1,880 a year ago, though down 1.2% from May’s 1,936 listings.

    Closed sales surged in the category, with 668 condo and townhouse transactions in June — a 32.0% jump from 506 a year earlier and a 10.8% increase from May’s 603 closed sales.

    Pending sales in the segment rose 9.2% year-over-year to 524, up from 480 in June 2025, but fell 18.1% from May’s 640 pending transactions.

    Median days on market for condos and townhomes came in at 24, down 4% from 25 days a year ago but up 20% from 20 days in May. The median sales price climbed to $254,900, a 3.8% increase from $245,500 a year earlier and a 5.3% rise from May’s $242,000.
