Chicago-based developer CA Ventures has finally had a site plan approved by Iowa City staff for a mixed-use 13-story building at 21 S. Linn Street, with a proposed 226 dwelling units and 2,511-square-feet of commercial space.
The application process began in early February but staff rejected four rounds of site plan reviews until accepting the most recent proposal. The site plan was approved Aug. 26.
CA Ventures, which also owns RISE at 435 S. Linn Street and LATITUDE at the Iowa River Landing, has long sought to build on the site of the former US Bank drive-thru, but a drawn out process in front of the Iowa City Board of Adjustment during August 2021 resulted in a 3-2 vote that rejected the proposal.

The US Bank property was demolished in December 2021 by Peterson Contractors. Axiom Consultants is listed as the engineering firm associated with the proposed building.
The next step for CA Ventures is to submit an acceptable building permit application that will also be reviewed by staff, according to Senior Planner Anne Russett in an email. As of Sept. 8, city staff had not received any building permit applications for the property.
