A rezoning request for a substantial addition to the Big Cedar Industrial Center is on its way to the Cedar Rapids City Council for approval. The Cedar Rapids Planning Commission voted unanimously Jan. 4 to recommend approval of the rezoning request. The request comprises a 245-acre parcel of land just west of the existing 1,391-acre Big Cedar Industrial Center, an industrial park established in 2016 and generally bordered by Edgewood Road SW, 76th Avenue SW, Fairfax Road and the Union Pacific Railroad. The property, currently zoned for agricultural use, was annexed into Cedar Rapids in November 2023, and as requested, it would be rezoned to general industrial. In August 2023, the city council approved rezoning an 890-acre portion of the existing industrial park – the Big Cedar Mega Site, Iowa’s first certified Mega Site – from light industrial to general industrial to make the site more attractive to potential large-scale industrial developers. The Big Cedar Industrial Center is owned by two of Alliant’s subsidiaries, Iowa Land and Building and AE Growth and Development, both of which operate separately from Alliant’s rate payer divisions. The Big Cedar Industrial Center is “intended for large industrial customers that will have heavy utility usage,” Cedar Rapids zoning coordinator Dave Houg said, noting that the rezoning is in accordance with the area’s employment reserve designation on the city’s future land use map. The rezoning request will be considered by the council at its meetings Jan. 23 and Feb. 13. To date, no developers have announced plans to locate within the Big Cedar Industrial Center.
