DCI Group tapped as construction manager of Gather Iowa project

    DCI Group, an Iowa-based construction management firm with locations in Des Moines, Iowa City and Sioux Falls, announced Friday its appointment as construction manager for the Gather Iowa project in Coralville.

    “We’re excited to help bring this bold vision to life and contribute to a project that will have a lasting impact on Coralville for generations to come,” DCI Group business development manager Wade Hiner wrote in a LinkedIn post.

    Texas-based Rael Corporation is developing a 10-acre site near the southwest corner of the First Avenue and Second Street intersection into a walkable mixed-use hub of retail, dining and residential space.

    Plans include two one-story multi-tenant buildings designated for retail and restaurant use. One of the larger components of the project will be a 5 ½ -story parking garage wrapped by a five-story multifamily building, with the residential portion offering 295 units along with amenities, including a pool and courtyard in the interior.

    Another lot will house a multifamily building with 34 dwelling units, designated as affordable housing, while a future phase is reserved for a potential hotel development, affordable housing and additional commercial and community spaces.

    The proposed site is located in Coralville’s southeast commercial district subarea, a key entry point to the city from the University of Iowa, called “The Gateway to Iowa City.”

    It’s also located within one of Greater Iowa City, Inc.’s Strategic Investment Districts, which emphasizes the Fifth Street corridor in Coralville.

    Demolition and site preparation for the first phase is currently underway and is expected to be completed in 2027, Mr. Hiner wrote.

    “Once complete, Gather Iowa will serve hundreds of residents and visitors, delivering not only a great place to live, but a destination that brings people together,” he said.
