A new 40-unit senior living complex is on its way to the west side of Hiawatha.
The Hiawatha City Council on Wednesday approved the final development plan for the ARRO senior apartments, set to be built on a 1.7-acre lot at 875 Edgewood Road, just south of the Hiawatha Fareway store.
The development will also include parking for 54 vehicles, as well as green spaces.
The three-story complex is being developed by
Sand Development LLC, based in White Park, Minnesota, in association with Ahmann Properties. It will be reserved for those age 55 and older.
The Planned Unit Development (PUD) project was first proposed in late 2022, and has been making its way through the cityโs review process since then.
A few issues with the preliminary plans were raised by city officials, including ADA access from the complexโs north doors, as well as trees proposed within the public right-of-way. Officials asked that the trees be relocated within the private property, so that they would not have to be replaced as part of the future

Council members said they were pleased with how the issues were addressed by the developer.
โItโs really good to see the developer and the community come together to come to a good solution,โ Mayor Pro Tem Rob Archibald said. โI think itโs a much-needed project that will be great for Hiawatha.โ
