The first building in the Crossing on Boyson housing development in Hiawatha is expected to open for leasing later this year, officials say. The 196-unit development at 100 Boyson Road – the intersection of Boyson Road and Robins Road – was announced in September 2022. It includes seven 28-unit buildings with “tuck under” attached and detached garages. The “Class A” multi-family community will include a mix of studio, one-bedroom, two-bedroom and three-bedroom units. The Crossing on Boyson project is being developed by Perry Reid Properties of Lincoln, Nebraska, in partnership with Anthony Properties of Dallas, Texas. It’s being modeled after the 178-unit Enclave at Dry Creek at 6025 Ridgemount Dr. NE in Cedar Rapids, which was also developed by Perry Reid and Anthony Properties and opened in 2019. “The Enclave at Dry Creek has enjoyed remarkable success since day one,” said Craig Reid, CEO of Perry Reid Properties. “Units have been leased as soon as they become available. Clearly, there continues to be a strong demand for spacious, high-quality multi-family communities in Linn County. We are delighted to have the opportunity to meet more of that demand with this additional project.” The Hiawatha City Council unanimously, and without discussion, approved a final plat and development agreement for the project at their Sept. 6 meeting. Construction is already well under way at the site. Hiawatha community development director Patrick Parsley said developers plan to have the first units completed by the end of 2023, with the remaining units available in 2024. The Crossing on Boyson housing units will feature homes with large living areas and bedrooms, high ceilings, walk-in closets, granite countertops, top-end appliances, full-size washer-dryers and oversized patios or balconies. Several amenities will be available, including a large central clubhouse with a seating area, flat screen TV, free high-speed wi-fi and a full business center. Additional enhancements will include a resort-style swimming pool, patio for grilling, bike storage and repair shop, and an extensive 24-hour fitness center. Professional management and maintenance staff will be on site to assist residents. “Thanks to the success of The Enclave, we now have an experienced team of professionals that will facilitate the entire development and construction process,” said Brian Shiu, vice president of development at Anthony Properties. “We look forward to working with the City of Hiawatha to help meet the strong demand for housing in the area.”
