CBJ Newsmakers: Geifman Group, Iowa United Volleyball add athletes, tenants

    Since the former Pearson campus began undergoing renovations to accommodate its first tenant, Iowa United Volleyball, Geifman Group has added three more tenants.

    Shive-Hattery, Inc., DCI Group and Winsor Consulting Group have since claimed space at 2510 N. Dodge St. in Iowa City.

    “We have yet to market this. These are all word of mouth,” said Steve Geifman, managing partner and president of the company, of the campus’ swift occupancy.

    DCI Group will occupy its 15,000-square-foot space by Jan. 1,  Mr. Geifman says, with Shive-Hattery and Winsor following in May 2026. After Winsor occupies the data center and an additional 40,000 square feet of space, that leaves 60,000 square feet in the plaza building and 40,000 square feet in the center building open for lease.

    “We’re about six years ahead of where we thought we would be, and it’s only been six months,” Mr. Geifman said.

    Iowa United Volleyball was on track to meet its Nov. 1 occupancy certification goal and to open for its first event Nov. 6.

    “It’s been a very tight deadline, but we’re excited about it. Basically, everything for phase one will be functional,” said Ben Bahr, Iowa United’s executive director.

    The club has installed flooring for the four volleyball courts in the 37,500-square-foot warehouse, which is still undergoing renovations. It has also opened the ceiling of an adjoining office space and is in the build-out phase for its gym, lounges, concessions, offices and more, with Geifman Construction Group handling renovations for the estimated $7 million project.

    A pre-fabricated addition planned for the north end of the building will extend into the parking lot, creating an extra 33,000 square feet for five additional volleyball courts. Mr. Bahr estimates this will be completed by summer or fall 2026, at which time the facility will comprise a total of 92,000 to 93,000 square feet.

    That’s not the only thing expanding. Mr. Bahr said the club has since added 70 athletes to their program, for a total of 430.

    “We’re going to be up to about 40 (to) 42 teams this year,” he said.
