At its meeting May 27, the Coralville City Council passed a first consideration to rezone property known as 5th Street Villas, which would pave the way for the development of 20 townhome units.
The property, located on 1.67 acres north of Fifth Street and directly east of Blue Creek Trail, currently houses a former child care center and single-family home. The proposed zoning change from public/semi public and low-density residential to medium density residential allows for horizontally stacked residences, council documents stated.
Dahnovan Holdings, LLC plans to construct two four-unit townhomes and four three-unit townhomes. The property falls within one of Greater Iowa City, Inc.’s Strategic Planning Districts, which uses place-based economic development initiatives to transform underutilized areas in Johnson County into “thriving hubs” of activity.
Council member Laurie Goodrich highlighted the property’s past, noting that the former child care center on the site once served as a church.
“It was started in 1948 and they used volunteers and business donations and so on (to build), and they had their open house and dedication in ‘53, so it took about four or five years to build that,” she said.
More developments
The 5th Street Villas property was one of several developments on Coralville’s agenda that evening. The council unanimously approved the final plat for part three of the Ridgeview subdivision, which includes two lots on nearly three acres that will eventually house two 36-unit buildings south of Spring Rose Circle.
At an average of 22 dwelling units per acre, council documents noted that the site plan has a higher density than the recommended six to 16 dwelling units per acre according to the Coralville Community Plan Land Use, although adding that “it is consistent with the overall density and layout in the master development plan for the area.”
The council also unanimously approved the preliminary plat for SJS Golfview Estates, a 44-acre, four lot residential development off First Avenue near Grantview Drive.
Wrapping up council considerations for developments was the Gregory Ridge Subdivision, a proposed two-lot development on four acres north of 13th Street and south of Interstate 80.
The council passed the third and final resolution for an ordinance that would rezone the property from a two-family and multi-family residential district to a single-family residential district. Council members also signed off on both the preliminary and final plats for the subdivision, clearing the way for construction of a single-family detached home on each lot.
